Selling a property in Gauteng, three compliance certificates are required, and none of them covers plumbing:
- An electrical certificate of compliance for the fixed electrical installation, issued by a registered electrician.
- An electric fence system certificate, where a fence was installed or altered after 1 October 2012.
- A gas certificate of conformity, where there is a fixed liquid petroleum gas installation.
Anything beyond those is a term of the sale agreement rather than a legal requirement. A beetle certificate is customary in the coastal provinces and is not normally raised here at all.
When a Plumbing Certificate Is Still Worth Having
- A buyer or conveyancer makes one a condition of the offer to purchase.
- An insurer wants the installation assessed before binding cover, or after a claim.
